  • We approach the landlord on your behalf for consent to sublet in part or the entire.
  • The sublet is on the basis of a short-form lease/contract/licence, outside the act
  • It can be for 1 month or several years
  • The agreement is an inclusive agreement of all outgoings. Dilapidations are covered either by schedule of condition, within the inclusive rent or simply no dilapidations at expiry
  • At expiry, if the sub under tenant claims tenancy rights, the head lease continues. The onus is on the head tenant i.e. you to ensure Vacant Possession
  • The agreement may not to be used against any rent review or lease renewal within the landlord’s portfolio
  • If the landlord does not agree we still market on conventional terms.
